As a Millennial Developments project moves closer to construction phase, a detailed Offering Memorandum is finalized and made available to accredited investors to raise capital in the form of an equity investment through a project-specific Limited Partnership, with a secured development investment product offering preferred targeted annual returns and, in some cases, the ability to convert that investment into a real estate purchase.

Consistent performance monitoring is an integral element to controlling costs to protect the return on investment on all Millennial Developments projects and to ensure quality control throughout the construction phase. Our expert team meets weekly to review project milestones, confirm accounting, and to keep sale timelines and budgets on track. In addition, monthly operational, finance, and sales reports are sent to all stakeholders outlining expected and actual results. Transparency and accountability in all our British Columbia real estate investment and development projects are core values in the Millennial Developments process.

Once the project capital has been secured, both the sales and operation teams begin execution of the development plan, working together with a leading international real estate marketing sales and marketing agency that specializes in multi-family residential development in British Columbia.

A full project management process will oversee each aspect of the development including integration, scope, time, cost, quality, human resources, risk, procurement, stakeholder, safety and environmental management.

The marketing of the project will include envisioning sessions and the creation of unique brand identity and messaging, multi-platform marketing campaigns, public relations and media communications, website design, digital and print marketing materials, and more, so that the development is highly visible and desirable to buyers and investors.

Once the construction and sales phases of the real estate development are completed, capital and investment returns are distributed to investors and the Legal Partnership for the project is dissolved. In some cases, dependent on the structuring of the specific project, capital may be distributed on a per unit base, prior to project completion.
